🌿Basics Where is Mesa & Timber located? We are tucked in the rolling hills of southern Ohio, about 14 miles from Jackson, Ohio and 20 Miles from Chillicothe. What makes Mesa & Timber unique? Each space is designed to blend southwestern style with Midwestern calm — warm textures, handcrafted details, and a peaceful connection to nature. Are pets allowed? We love animals, but please leave your furry friends at home. Is there Wi-Fi or cell service? Yes, we have reliable Wi-Fi for remote work or streaming, but cell service is limited on the property. Can I smoke? There is no smoking indoors. Outdoors you can smoke, ashtrays are provided. Is the property secluded? There are two units on the property, each with its own private entrance and space, ensuring you can enjoy your stay in privacy and tranquility. 🔑 Check-In & Check-Out What time is check-in/check-out? Check-in is at 3:00 PM and check-out is at 11:00 AM. Early check-in may be available upon request for a fee if cleaning schedules allow. How do I access the cabin? You’ll receive a unique door code before arrival — no need to meet anyone in person. Is self-check-in available? Yes, every cabin has contactless self-check-in and secure digital locks. 🪵 Amenities & Essentials What’s included with my stay? All cabins include bed linens, towels, soap, shampoo, a full kitchen setup, basic spices and oil. Coffee and coffee supplies; creamer and sugar. Is there air conditioning or heat? Yes, each cabin has heating and cooling so you’ll be comfortable year-round. 🚗 Getting Here & Parking Do I need 4-wheel drive? Most guests do fine with standard vehicles, but during heavy rain or snow, 4WD can be helpful on gravel roads. Is parking available? Each cabin has private, on-site parking for at least two vehicles. 🧺 During Your Stay What if something goes wrong? We’re just a text or call away — we respond quickly to ensure your stay stays smooth. Can I have visitors? Registered guests only, please, for privacy and safety. If you’d like to host a small gathering, reach out for approval first. Is there trash pickup or do I need to haul it? We provide outdoor trash bins — no hauling required. Are there grocery stores or restaurants nearby? Yes, Jackson is about 20 minutes away and has a full grocery store plus a few great local diners, coffee shops, and breweries. 🌿 Outdoor & Seasonal Can I use the hot tub year-round? Yes — hot tubs are open all year, and in snow/rain. What’s the best time to visit? Every season offers something special: wildflowers in spring, swimming in summer, bright leaves in fall, and snow-covered stillness in winter. 💳 Booking & Policies What’s your cancellation policy? Full refund if cancelled within 48 hours of booking and at least 14 days before check-in. 50% refund if cancelled up to 7 days before check-in. No refund for cancellations made less than 7 days before check-in. Do you require a security deposit? Yes - A small security hold of $150 will be placed before check-in and automatically released after checkout if no damage is reported. Can I extend my stay? If the dates are open, absolutely! Message us early to add extra nights. 🌻 Before You Leave What should I do before checking out? Place used towels in the bathroom, and strip the bed of linens. Turn off lights and lock doors. That’s it! We’ll handle the rest. Can I leave a review? Yes please! Reviews help small hosts like us grow. We love hearing what made your stay special.
